Paying ₹50,000+ rent? You may need to deduct TDS

While commuting today, I casually asked my #carpool partner about the #Rent he pays!
He replied ₹50,000+ for a 2BHK in #Bengaluru!
I asked: “Are you deducting #TDS?”
His response: “What TDS?”

And that’s when it hit me, many tenants don’t even know this rule exists.
The rule most people miss, under Section 194IB, if your rent exceeds ₹50,000/month:
You MUST:
- Deduct 2% TDS on rent over ₹50,000/month within 30 days of 31st Mar
- File Form 26QC
- Issue Form 16C to the landlord

Surprisingly, he asked: “I don’t claim #HRA, and I’m under the new tax regime… does this still apply?”
Short answer: Yes!
The obligation to deduct TDS has NOTHING to do with your tax regime or HRA claims!

What if you missed it and TDS wasn’t deducted:
Be ready for Penalties:
- 1.5% interest per month on TDS due
- ₹200/day for delay in filing Form 26QC

In cities like Bengaluru, ₹50K+ rent is becoming the norm, not the exception!
Which means, Many people may unknowingly be non-compliant!

Not all financial mistakes come from bad investments; some come from not knowing the rules!

Before chasing tax savings…Make sure you’re not violating basic tax provisions
Because: The cost of ignorance > cost of compliance!

Are you paying rent above ₹50K?
Have you gone through the TDS process? How was your experience?
