Money Minus Noise

Loans, EMIs & spending

Invested instead of prepaying the home loan. Now what?

“Bro, I am screwed…”
That’s how the call started.
He had invested surplus money in #equities, instead of repaying his #HomeLoan.
Now with markets falling and restructuring at work, he’s genuinely worried.

A few months back when he was buying the house, he had reached out to me for advise.
My suggestion was simple:
👉 Go for an overdraft-type home loan
👉 Park surplus funds there for flexibility and save on the interest burden

But like many others, he got influenced by the #finfluencers (easy money):
“Home loan net interest is just 5-6% after tax benefits”
“Equities give easy 12–15% returns”
So the decision was was simple:
👉 Keep the loan, pay regular EMIs
👉 Invest aggressively in equities

What changed?
Reality! Markets corrected! Job uncertainty increased!
And suddenly, “long-term investing” didn’t feel so comfortable!

Equities don’t move in a straight line, like mentioned by Influencers.
There can be years of low or no returns, while interest keeps piling up!

Thankfully, he had one thing right:
👉 A solid #EmergencyFund (debt-heavy)
That’s what’s keeping him afloat right now.

Some basic rules of #PersonalFinance -
- Don’t mix goals.
- Loan repayment = stability
- Equity investing = growth
Both are important… but timing and balance matter more.

“Equities give 12–15%” sounds great in an Excel Sheet.
But peace of mind doesn’t come from expected returns…
It comes from preparedness for downside.
A #DebtFree life is a bliss!
